Important Information on REO Offers

Due to lack of inventory on the market we are receiving NUMEROUS amounts of offers on almost every listing (20-25)!! Please be aware that processing this many offers requires reading the offer, transferring terms into our system, uploading contracts and submitting offers to the seller. PLEASE help us, help you by following the instructions on this website closely.
1. Offers must be submitted in the Standard Real Estate Contract w/ the Cover Page & Guidelines Acknowledgement
2. You can find it in the Forms section in the CMLS or click on the link below.
3. Offers need to be typed so it can be easily read.
4. Closing dates and mortgage contingency dates need to be filled in. Make sure the dates are reasonable since the lender will hold you to those dates.
5. Fill in the type of mortgage ( FHA, 203k or Conventional)
6. The owner occupant certificate must be signed if your offer is owner-occupied (see form below)
6. Attach the pre-approval or Proof of funds if it is a cash offer as well as the Copy of the binder check.
7. If we have multiple offers we will contact you if our client wants to go highest and best. (The highest & best forms can be found below, if requested.)
We will NOT tell you how much the other offers are, We will not tell you how many offers we have (this changes hourly), We will not tell you if you have a chance at a certain price, We will not coach you along or give out sensitive information, it simply is not fair nor ethical to the other buyers with offers.
